Growth of Nyora reflected in draft budget

THE township of Nyora is seeing progress in its residential development, with the South Gippsland Shire Council acknowledging this in their most recent draft Budget 2025/26–2028/29.

In April 2023, SGSC adopted a proposed Development Plan for a large-scale Nyora subdivision, set on four separate titles of land, with a total area of almost six hectares, bounded by Davis Street to the west and Grundy Avenue to the east. The Development Plan allows for approximately 60 residential lots, ranging in size from 510m2 to 937m2, and which are currently on the market.

While Councillors adopted the proposal, they have been criticised in the past for not allocating appropriate funds to facilitate the infrastructure for residential development to progress. This appears to be shifting, as, in the most recent draft budget, $150,000 has been identified for the preparation of a development contributions plans in Nyora. 

“The funding will be used primarily to identify road and drainage infrastructure upgrades required to support Nyora’s growth,” said Tony Peterson, while acting as Interim Chief Executive Officer for SGSC. 

“As part of the project, key infrastructure items such as intersection upgrades, footpaths and drainage reserves will be costed. These costings will be used to prepare a development contributions plan that will identify how the infrastructure upgrades will be funded and what portion of the costs will be funded by land developers looking to subdivide land in Nyora.”

While this is a good start for Nyora, Mr Peterson does make it clear that the funds will not go directly towards infrastructure projects. 

“Implementation of the development contributions plan into the planning scheme is not part of the project and will require separate funding in the future to be implemented.”

Nyora had a population of 1644 in 2021 and this number is projected to almost double over the next decade, making Nyora the third largest town in the South Gippsland Shire. 

Developers, Wallis Watson, have proposed a total subdivision in the town of up to 730 lots.
