KILCUNDA could be set for a more than 100 lot subdivision along Messmate Road with a planning application lodged with the shire recently.
The site occupies a total area of 10.793 hectares, with the permit seeking to subdivide the land into 104 lots which would have an average size of 650m2.
The lots would be staged with stage 1 to see 16 lots, stage 2: 24, stage 3: 16, stage 4: 21 and stage 5: 27.
According to a Traffic Impact Assessment, the site is currently vacant, undeveloped land with a creek and remnant vegetation.
The western boundary of the site has an approximately 30m frontage to the existing Messmate Road.
There is residential development south and south-west of the subject site, and undeveloped land north and east of the subject site.
The subject site is zoned as General Residential Zone (GRZ1) and Township Zoning (TZ) for future residential development, within the Bass Coast Shire Planning Scheme.
The site is located approximately 300m north of the Kilcunda township centre.
The subject site will predominantly obtain access to the surrounding road network via the proposed connections onto Messmate Road.
While according to the Landscape Master Plan, two reserves will form the open space network within the estate.
This includes a 1.4ha reserve with a retarding basin and bio-retention basin.
Path networks with bench seating will circumnavigate the reserve.
While a smaller 0.5 ha reserve will sit at the south of the development.
A substantial drainage corridor will be included in the development.
