WE HAVE reached that time of year when rates notices begin to hit our mailboxes. 

Enclosed with your rates notice (or attached if you’ve opted to receive it electronically) will be an updated land valuation for your property. 

I am writing to remind ratepayers that you have a right to object if you disagree with the valuation of your property.

Every year around this time my office is contacted by concerned ratepayers who believe their property has been unfairly rated. Given that suit sitting behind a desk in Melbourne and inevitably there are always some mistakes made.

It may seem simple to ignore your valuation, particularly if your rates themselves appear largely unchanged, but Labor’s recent changes to land tax thresholds mean that all land valued over $50,000 is now subject to land tax.

With Labor’s Vacant Residential Land Tax (charged as an annual tax of one per cent of the capital improvement value) being extended to regional areas from January 1, 2025, it is more important than ever to ensure you receive a fair valuation of your property.

Details of how to challenge your valuation will also be included with your rates notice. Please note that objections must be submitted within two months of the notice of valuation being provided.
